Getting ready for Awaab’s Law
Damp and mould can cause problems at home, especially in the colder months. It can damage walls and furniture and, more seriously, it can affect your health.

Awaab’s Law comes into effect on Monday 27 October 2025. It introduces set timeframes for social landlords to investigate and fix damp and mould and serious housing issues.
The law is named after two-year-old Awaab Ishak, who sadly died after being exposed to mould in his home.
Under the new law, social landlords like us must act quickly when residents report issues like damp and mould.
What this means for you
When you report damp or mould, here’s what will happen:
- We’ll visit your home within 14 working days of your report
- You’ll receive a report and action plan within three days of our visit
- If it’s an emergency, we’ll visit within 24 hours. We know it’s short notice, but please help us arrange the visit quickly so we can keep you safe
- Our repairs team may need to check all rooms for damp or mould
If repairs are needed:
- We’ll arrange it within our routine repair timescales
- If there’s significant damp and mould, we’ll support you through the next steps
