A huge milestone in the regeneration of the area.

The London Borough of Bexley has granted planning permission for the new homes on four sites on the doorstep of the new Elizabeth line station at Abbey Wood.

This marks the first substantial development in Thamesmead since Peabody acquired land there in 2014 and represents one of the largest residential developments to be given the go-ahead in London this year.

The lakeside square at Southmere Village

Southmere Village

The first phase of these new developments will be Southmere Village, which will include:

  • 525 new homes, around 230 of which will be affordable
  • A new library
  • Nearly 40,000 square feet of commercial space for cafes, retail businesses and local enterprises

This will be centred around a new public square on the banks of Southmere Lake and will act as a vibrant new space for a range of outdoor activities.

Binsey Walk, Coralline Walk and Sedgemere Road

The future phases will deliver around 1,000 new homes, new commercial and community spaces and a transformation of the public realm at Binsey Walk, Coralline Walk and Sedgemere Road. These spaces will be linked by a new pedestrian and cycling route between Abbey Wood station and Southmere Lake.

The development will be built in four phases, with Southmere Village due to start in 2017 and the final phase anticipated to be completed in 2024.

London's new town

Peabody’s Executive Director for Thamesmead, John Lewis said:

Our partners

These new developments are part of the Abbey Wood and South Thamesmead Housing Zone, one of two Housing Zones being delivered in Thamesmead by Peabody with £47.5m investment from the Greater London Authority. The Housing Zones are led by the London Borough of Bexley and Royal Borough of Greenwich.
