Your tenancy
All keyworker, market rent and cost rent tenancies are assured shorthold tenancies (AST). The rights and responsibilities of both landlord and tenant are determined by law (the Housing Act 1988 as amended by the 1996 Housing Act). Peabody issues a written agreement before you take up your tenancy.
Assured shorthold tenants have fewer rights than assured tenants and are only protected for six months. After this Peabody has an absolute right to recover possession with two months' notice. The landlord can also recover possession before six months in certain circumstances (set out in Schedule 2 of the Act).
Joint tenancies
Up to four people may be granted a joint tenancy. In a joint tenancy each tenant is separately and jointly liable for observing the terms of the tenancy. For instance, if one or more joint tenants leave then the remaining tenants are responsible for paying the full rent.
