Peabody's responsibilities
As your landlord, Peabody has rights and responsibilities designed to ensure that we can manage our estates for the benefit of everybody who lives on them.
We have the right to gain access to your home in order to carry out repairs, deal with pests or in an emergency.
Peabody has some repair duties as your landlord. The repairing obligations for both landlord and tenant are specified in your tenancy agreement. In general Peabody will normally be responsible for:
- ensuring that the property is fit for habitation at the beginning of the tenancy
- repairing the structure and exterior of the building
- repairing and keeping in working order the water, electricity and gas supplies (if fitted) and the sanitation (drains, basins, sinks, baths and WCs)
- repairing and keeping in working order the room and water heating equipment
- the shared areas in multi-occupancy dwellings
