Deposit
Your deposit will be held by Peabody, in a separate account, on your behalf.
Once you have handed back your property in a satisfactory condition we will return your deposit, providing that the rent is paid up to date and all your obligations, regarding utility bills and council tax, have been met (evidence should be provided to Peabody along with meter readings). Your deposit will be returned by the deadline specified in your tenancy agreement.
We may not refund your deposit if:

the property was not left as found (subject to wear and tear)

you have not cleaned the property or rectified any damage and we are waiting for estimates for the work to be done

adaptation, that were not approved, have been carried out

you have not provided a forwarding address for mail and bills

you have left unpaid bills which may cause problems for us and for the next tenants
We are part of the tenancy deposit protection scheme, an insurance-backed scheme which protects deposits. Under this scheme, if you have a dispute regarding the deposit, that we are unable to resolve, you can apply to the alternative dispute resolution service (ADR) service. They will then adjudicate regarding the disputed amount.
In order for Peabody to assess the condition of the property a schedule of the condition (inventory) of the unit will be carried out, by an independent company prior to occupation, and this will be used to check the unit once your tenancy has expired.
