The Decent Homes programme
The government has set a target for all social landlords to bring their properties up to its Decent Homes standard by 2010. By this date, all homes should meet a basic standard, be in a good state of repair with reasonably modern facilities, and be weatherproof and warm.
Properties vary in the amount of work they need and some meet the standard already, but some 7500 properties on 75 estates will need work before 2010. We expect to install:
- 5300 new kitchens
- 250 new bathrooms
- 2300 new central heating systems
- rewire 2400 homes
Peabody is currently bringing around 30 properties up to the standard every week and we are on target to meet the 2010 deadline.
The programme will cost around £140 million. No government grant is provided for this work, it is all funded through the sale of some of our properties.
Residents are given plenty of notice of planned works and a surveyor visits to explain what needs to be done and any choices available. Work takes between 10-15 days and contractors make every effort to minimise inconvenience and to ensure that residents always have cooking, washing and toilet facilities at the end of each day.
Our surveys of residents who have already had Decent Homes work show a very positive response. The majority of people found the work far less disruptive than they anticipated and were very pleased with the results.
