Following consultation with Peabody staff and residents, tenancy agreements are being changed to improve the housing services that are delivered to tenants.
Tenancy agreements form the basis of the relationship between landlords and residents, and set out the rights and responsibilities of both parties. The new agreements were drafted in consultation with staff and residents and are written in a plain English style to make them clearer and easier to understand. They reflect best practice and ensure that all legal and regulatory obligations are met.
The new agreements are now being introduced for secure and assured tenants. Residents who live on Strawberry Vale, Pembury, or the King's Cross 10 estates and those in supported housing will not be affected by the new agreements at this time.
Secure tenancies
Detailed information has been sent to all secure residents about the proposed changes. This information is called a Preliminary Notice of Variation and is the first step in the legal process to change tenancy conditions, so it is important that all secure residents read this information. Secure residents have until 30 September 2008 (extended from 18 August at residents' request) to provide any comments on the proposed changes. Once we have considered all these comments we will issue a second letter called a Notice of Variation which will set out the new tenancy conditions and the date these new conditions will take effect.
Assured tenancies
We have written to all existing assured residents to ask for their comments on the proposed changes to the assured tenancy agreement. The legal process for changing the tenancy conditions is different for assured and secure residents. In order to change the conditions of an assured tenancy, the resident must agree to the changes in writing. At this stage, we are asking assured residents to give their views on the proposed changes so they can be included in the final version. Once all the comments have been considered, we will contact assured residents again with the final version of the tenancy agreement and ask residents to sign up to the new conditions.
Assured residents have until the 3 October 2008 to provide any comments on the proposed changes. A copy of the information and the proposed new assured tenancy agreement can be viewed below.
