Selections (choice-based lettings)

Peabody is committed to ensuring that social housing residents (those in general housing needs*) have more choice and control over where they live.

Choice-based letting (CBL) differs from the traditional way of allocating housing ie going on a waiting list. CBL allows applicants for social housing, and tenants who want to transfer, to bid for Peabody homes via:

Residents can view the full range of homes available and can apply to bid for any home to which they are matched. The home will go to the bidder who has the highest priority need. If two or more residents are in the same band, the home will be offered to the person who has been on the housing register the longest.

If you are a Peabody resident, you can only apply for housing if:

  • you do not owe any rent (unless the local authority pays for your housing benefit a month in arrears)
  • you are not breaking your tenancy agreement

Non-Peabody residents wishing to apply for older peoples housing will need to fill in a housing application form (available from your local authority).

How to apply
You can apply for housing via the Selections website or by completing a paper application form. To obtain an application form contact Peabody Direct.

Following your application a member of lettings service will assess your priority (against the criteria) using the information on your form. You will then receive a letter informing you of the band you have been allocated (depending on your needs).

How the banding system works
Everyone who applies will be put into a band depending on how urgently you need housing. Priority is given to those who have been waiting the longest, however, if your circumstances change then you should inform the advice and assessment officer as you may have priority to move up a band.

Once you have been given a band you can the bid for homes with the number of bedrooms your household qualifies (eligible) for. For further information about eligibility refer to the 'matching standards' guidelines (on the selections website).

Please note: You cannot bid for a larger home than needed. However, every week, you can bid for as many homes as you like but you will only be short listed for your top three.

The process from being invited to view a home
Ten people, with the highest band, are invited to view and bid for each home.

After viewing the home, it will go to the bidder (who wants it) with the highest band. If they are not interested, the home will be offered to the next bidder who wants it.

Any bids received after the weekly deadline will not be registered.

Schedule of when homes will be advertised
Homes are advertised on the Selections website every Monday at 12pm midday and bids for the property ends every Thursday at 12pm. You must bid for a home between these times.

Printed adverts, with a list of all the homes available, will be sent out to residents who are housebound (with no access to a computer and the internet).

  • move because their home is no longer suitable
  • move to older peoples housing
  • apply directly to Peabody for older peoples housing
  • move in to general needs social housing
